Description:
Reada is a 50' x 11' purpose built all steel narrow boat style wide-beam canal boat built by Monk's Ferry Training Centre in Birkenhead circa 1990. She can cruise and has, but I would suggest she is more suited to being a residential house boat on the mooring and that cruising would NOT be her primary function, although able.
She comprises a living room and kitchen, separate double bedroom and bathroom with shower; all rooms are panelled and freshly decorated. She is not cluttered and is spacious inside (unlike a narrow boat) and is an ideal blank canvas to make your own. A large part of this sale would be your chance to secure an all too rare mooring in London.
The hull was blackened and 4 x (4Kg) anodes attached in Sept 2011 and the exterior (inc the roof) has just been professionally painted in December 2011, at some cost.
The engine is a Perkins 4.108 4 cylinder (liquid cooled)
She is fitted with a 230v system with a shore connection on the forward and aft bulkhead with RCD and MCB protection in the aft cabin.
Her measurments are:
Length 50' 0"
Beam 11' 0"
Draught forward 1' 4"
Draught aft 2' 4"
Internal headroom 6' 7"
She has a Boat Safety Certificate that runs until 2014.
Reada has central heating with 4 x radiators which heats it up to a cosy temperature (via a thermostat) quickly and cheaply. The Worcester Bosch diesel combi boiler has been regularly serviced and runs on red diesel and provides the heating and hot water. The cooking hobs and microwave are powered by mains electricity.
Entering the living area there is a built in cupboard and further storage following through the vessel. The living room has 2 large radiators that keep the living area toasty warm in winter. I had sky TV on the boat for years and it is easily re-installed. Also a landline and broadband connection is easily available if needed and the broadband speed is good as the exchange is a mile away.
The kitchen has a fridge, grill/oven, cupboards, extra storage space and work surface, sink, drainer and breakfast bar.
The bedroom has a fitted, double bed, wardrobe and drawer space and plenty of shelving and storage space.
Moored on a quiet (by London standards, but be mindful that the canal and mooring cut through a trading estate) west London mooring with secure, gated, off road parking with plenty of space for visitors and a free car park just outside the main gates if full. This mooring is gold dust as it is still one of the cheapest in London and has easy access to major transport links into and out of London. The A40 is less than two minutes drive away and the M25 less than 10 minutes. The nearest tube station (Northolt on the central line) is 15 minutes walk away and the nearest mainline station (Northolt Park on the Chiltern line into London Marylebone) is 20 minutes. The mooring fee is currently £2150 for 6 months and unlimited water is included in this.
The council tax (joy) is (Ealing) Council tax band A (currently around £1,000 per year and 25% less with a single person discount) and the waterway licence is standard price. I'm afraid this mooring does NOT allow pets as there have been many issues over the years with owners not controlling their pets.
You get a secluded garden area with this sale - it's a decent sized area where you can choose to exercise your green fingers, also it's lovely to enjoy when the weather is good..BBQ's et cetera. The grass is mowed by the mooring owners if you're not so green fingered as well.
There is an on-site launderette with washing machine and tumble drier and personal mailbox. The mooring offers 2x toilet blocks, sluice, rubbish collection from boat and re-cycling bins. This mooring has a very friendly and eclectic community and is sought after. This is a very tidy offer at a very fair price for a problem free quick sale.
The sale of the boat includes the sofa (bed), double bed frame and mattress, fridge and freezer plus oven/grill, a coffee table and chair from Ikea - in fact you could move straight on board!
Thank you for your interest. Please feel free to contact me if you have any questions or would like to visit Reada.
Regards
Mark
